Many traditional roofing companies are built around replacement and don't service manufactured-home or aging metal roofs. That can leave a restorable roof headed for tear-off before restoration has even been considered.

When the existing roof is sound enough to restore, coating can be the smarter first move. We clean the roof down, treat the rust, seal seams and fasteners, and apply a Sherwin-Williams elastomeric or silicone system selected for the roof and project conditions.

What homeowners ask us most.

Does a coating really stop leaks, or just cover them up?
On a roof that is a sound candidate for restoration, the system is more than a surface coat. We prepare and seal seams, fasteners and penetrations, then apply a continuous protective membrane across the prepared surface. If the leak is coming from a condition coating cannot responsibly solve, we'll tell you.
How long does a coated roof last?
A well-matched, properly applied system can add years of service life. Expected performance depends on the existing roof, preparation, drainage, product system, application requirements and ongoing maintenance. Your estimate identifies the specific system and warranty, if applicable.
Can you coat over rust?
Often, yes — when the metal is still a sound candidate for restoration. We prepare and treat active rust and prime bare metal as required by the selected system. If corrosion has progressed beyond a responsible coating repair, we'll say so.
What about standing (ponding) water?
For suitable roofs that hold water, silicone may be considered because certain systems are designed for ponding-water exposure. We match the coating system to the way the roof drains and the product requirements.
Is coating cheaper than replacement?
When the existing roof is a suitable candidate, restoration can cost substantially less than a full tear-off and replacement — with far less mess and disruption. Your estimate shows the actual numbers for your roof.
How long does a job take?
Most single-roof jobs are completed in a day or two, weather permitting. Coatings need dry conditions to cure, so we schedule around the forecast.
